Occasionally we real estate professionals are asked to list a vacant house. Think stark “neutral” walls, bare floors, stark, empty bathrooms, and kitchens. Some buyers can overlook the emptiness, get a sense of the space, and make a decision. Some agents and sellers opt, instead, for full staging – the expensive temporary fully furnishing of the house under the direction of a trained stager or interior decorator.
My friend Susie Sneed has come up with an inexpensive alternative that takes the edge off the emptiness without furnishing the home. I call it light staging. Susie uses accent pieces, small tables, lamps, pictures, books, decorator items, and even faux flat screen TVs to liven up empty spaces that the eye is naturally drawn to. Add a few towels, some soap, and candles to the bathrooms, some chairs at the breakfast bar, a few accent pieces in the kitchen, a colorful plant on the front porch, and the house is transformed into a home with some life and personality. All for a fraction of what full staging would cost.
