The Memphis Area Association of Realtors has released the Home Sales stats for February, 2009 and YTD.  While the figures are slowing declines from 2008 numbers across the board, the number of pending sales has increased, which could be a sign of a turn in the market.

I continue to maintain that we are in a perfect storm for first time buyers and buyers with no home to sell.  The (up to) $8000 tax credit for first timers and the generally low interest rates and reasonably priced properties, enhanced by the warm weather.  On the other hand, if you have a property to sell, it will take competitive pricing and tip-top condition to get it sold.
